Unlike a current-date appraisal, a date of death assignment uses only market evidence available as of the effective date: closed sales, listings, and conditions contemporaneous with that date. For Greenwich and other Connecticut estates, we are licensed in Connecticut. Connecticut does not maintain a court-appointed appraiser list (see Conn. Gen. Stat. § 45a-346 context). Fiduciaries retain a licensed appraiser for USPAP-compliant retrospective reports as of the date of death or divorce/separation date.
