When a property is foreclosed upon, the lender takes ownership and it becomes Real Estate Owned (REO). Banks, credit unions, and asset management companies require appraisals of these properties to determine current market value and make informed decisions about disposition — whether to sell the property as-is, invest in repairs before selling, rent it out, or pursue another strategy.

Unique Appraisal Considerations

Foreclosed and REO properties present unique appraisal challenges. Properties may be vacant, poorly maintained, or have deferred maintenance issues. The appraiser must assess the property's current condition accurately, identify necessary repairs, and determine market value in the context of competing inventory — including other distressed sales in the area.

In some cases, we provide both an as-is value and an as-repaired value, giving the lender a clear picture of the property's current worth versus its potential value after renovation. This dual analysis helps asset managers determine whether investing in repairs before sale will yield a better net return.

Pre-Foreclosure & Short Sale Support

In addition to post-foreclosure REO appraisals, we also provide appraisals for pre-foreclosure and short sale situations. When a borrower is in default and the lender is considering a short sale — accepting less than the outstanding loan balance — an appraisal establishes the property's current market value to inform the lender's decision.
