Yonkers is the most populous city in Westchester County with approximately 200,000 residents, situated directly north of the Bronx along the Hudson River. The city's residential market is among the most diverse in the county, spanning riverfront condominiums, single-family neighborhoods, multi-family properties, and co-ops.
Neighborhoods vary significantly in character and property values. The northwest section near Lawrence Park, Crestwood, and Colonial Heights features established single-family homes on tree-lined streets. The waterfront has experienced substantial redevelopment with luxury condominiums and mixed-use properties. Eastern Yonkers features a denser mix of multi-family and single-family properties.
The sheer size and diversity of Yonkers requires neighborhood-specific comparable sales analysis. Properties even a few blocks apart can differ significantly in value, and appraisers must understand the micro-markets within the city. Multi-family investment properties, in particular, require income approach analysis in addition to sales comparison.
Yonkers has a unique tax grievance filing window: November 1 through November 15. This is one of the latest deadlines in Westchester County, but the narrow two-week window makes advance planning essential.
