Pelham encompasses two villages — Pelham Manor and the Village of Pelham — in southern Westchester County, adjacent to the Bronx border. With Metro-North service on the New Haven line, Pelham offers a short commute to Grand Central Terminal. The community is compact and primarily residential, with a small commercial corridor along Fifth Avenue in the Village of Pelham.
The housing stock is predominantly single-family, featuring Colonials, Tudors, and Cape Cods from the 1920s through 1950s, with some newer construction and renovations. Pelham Manor generally features larger lots and more spacious properties, while the Village of Pelham offers a denser, more walkable layout with properties on smaller lots.
The distinction between Pelham Manor and the Village of Pelham is important for appraisal purposes, as the two municipalities have different tax structures and assessed values. Properties are generally on smaller lots compared to mid-county communities, and the comparable sales pool must be selected with attention to jurisdiction, lot size, and property condition.
