Certified residential appraiser serving Mamaroneck. Over 10,000 appraisals completed. SRA designation through the Appraisal Institute.
The Town of Mamaroneck encompasses both the Village of Mamaroneck and the Village of Larchmont in southern Westchester County. The village features a harbor on Long Island Sound, a walkable downtown with shops and restaurants along Mamaroneck Avenue, and a mix of residential neighborhoods with varying property types.
Housing stock includes pre-war single-family homes, post-war construction, waterfront properties, condominiums, and a notable inventory of multi-family properties. The Orienta Point neighborhood features larger estate-style waterfront homes, while the areas near downtown offer more modest single-family homes and multi-family dwellings.
Mamaroneck appraisals must account for the municipality's geographic complexity — the Town and Village have different taxing jurisdictions, and properties in the unincorporated area of the Town carry different tax implications. Flood zone mapping affects a significant number of properties near the harbor and Mamaroneck River, and appraisers must consider the impact on value and insurability.
The mix of property types and the range of lot sizes, conditions, and locations make careful comparable selection essential. We appraise single-family homes, condos, co-ops, and 2-4 unit investment properties throughout both the Town and Village.
Mamaroneck's tax grievance filing window is June 1 through the third Tuesday in June.
