Residential appraisal delivery increasingly runs through software platforms that produce the Uniform Appraisal Dataset (UAD) report lenders submit to the Uniform Collateral Data Portal (UCDP). Two platforms often discussed in New York and Connecticut practice are Aivre (a web-based platform built around UAD 3.6) and TOTAL by a la mode (a Cotality company), a long-standing desktop/mobile appraisal forms suite that now includes a UAD 3.6 Launch Edition.
This briefing is educational. It summarizes what public vendor pages and GSE-facing documentation say these tools do, how they relate to UAD 3.6 forms, and what owners, attorneys, and fiduciaries should understand about report delivery formats. It is not a sales pitch for either vendor, and it does not invent product claims beyond published sources.
Why Software Matters for Report Delivery
For mortgage-finance appraisals headed to Fannie Mae or Freddie Mac, the appraiser’s software must produce a UAD-compliant file the lender can submit through UCDP. Under the GSE timeline, UAD 3.6 is mandatory for all new appraisal reports submitted to UCDP on or after November 2, 2026 (mandate is based on initial UCDP submission date). Legacy numbered forms (1004, 1073, 2055, and related stack) give way to a single dynamic Uniform Residential Appraisal Report (URAR). Private assignments — estate, divorce, gift tax, tax grievance — are typically outside UCDP. Those reports still need USPAP-compliant formats appropriate to the intended use and user; they are not required to use the GSE URAR simply because a software vendor supports UAD 3.6.
What Aivre Is (Public Product Description)
According to Aivre’s public product pages, Aivre is AI-assisted residential appraisal software designed around structured UAD data rather than paper-era form templates. Published claims include:
- Autofill of appraisal report fields from photos, MLS data, and public records using language trained for UAD 3.6 terminology and discrete data requirements (aivre.com/appraisal-software, retrieved September 5, 2026).
- Native generation of the dynamic URAR — positioned as replacing legacy 1004 / 1073 / 2055 and hybrid variants without an export-and-reformat workflow (same source).
- GSE verification for UAD 3.6 and MISMO-compliant output for lender/GSE delivery (same source; also described in Aivre’s October 29, 2025 BusinessWire announcement of completing the UAD 3.6 verification process with Fannie Mae and Freddie Mac).
- Workfile features spanning orders, comps, sketches, photos, QC, and delivery in one platform (vendor product page).
Fannie Mae’s March 2026 Appraiser Update advises appraisers to evaluate software against GSE approval status, support, mobile capability, learning curve, and related factors, and points to the Integrated Vendor List for approved UAD 3.6 Appraisal Software Providers (Fannie Mae Appraiser Update, March 2026).
Madison & Park uses Aivre for UAD 3.6 residential mortgage-path work where that format is required. Appraisal Bot assists with Aivre UAD 3.6 workflow support. That is a practice note, not a claim that every assignment must run through Aivre.
What TOTAL Is (Public Product Description)
TOTAL is a la mode’s (Cotality) residential appraisal software suite. Public documentation describes TOTAL’s UAD 3.6 support as follows:
- TOTAL includes a UAD 3.6 environment (Launch Edition) so users can create and deliver UAD 3.6 reports; Cotality announced completion of GSE verification to support UAD 3.6 specifications on the TOTAL platform (December 16, 2025 Cotality press release).
- a la mode’s TOTAL UAD 3.6 User’s Guide states that UAD 3.6 replaces over a dozen legacy forms with a single dynamic URAR that adapts based on property type, loan type, and scope; submission format moves to XML under MISMO 3.6; and the UAD 3.6 report is intended for loans underwritten by the GSEs — not for vacant land or non-lending assignments (TOTAL UAD 3.6 User’s Guide, retrieved September 5, 2026).
- TOTAL’s Launch Edition blog notes E&O validation for UAD 3.6 at signing, guidance panels, and ongoing feature additions through 2026 (TOTAL Launch Edition announcement).
- TOTAL for Mobile supports native UAD 3.6 field collection per the vendor user’s guide.
Industry summaries (for example Class Valuation’s UAD 3.6 software overview) note that some TOTAL UAD 3.6 integrations and features remain on a published rollout timeline. Always check a la mode’s current UAD hub for what is live versus pending — do not treat third-party blogs as the vendor’s feature list.
How the Two Relate to UAD 3.6 Forms

Neither platform rewrites USPAP. Software organizes data entry, exhibits, and electronic delivery. The appraiser remains responsible for the scope of work, comparable selection, adjustments, and the value opinion.
What Owners, Attorneys, and Fiduciaries Should Know
- Ask whether the assignment is UCDP-bound. Purchase/refinance appraisals for GSE delivery will increasingly arrive as UAD 3.6 dynamic URARs. Estate, divorce, gift-tax, and grievance work usually will not — and should not be forced onto a lending form that does not fit the intended use.
- PDF is still what most clients read. Lenders also receive the electronic dataset. Owners and counsel typically review a human-readable PDF (or print) generated from the same software workfile. Field labels and section order will look different from a 1004-era PDF.
- Engagement letters should name the format during the 2026 transition (UAD 2.6 vs 3.6) when the report will be submitted to UCDP.
- Vendor choice is the appraiser’s operations decision unless the client’s lender or AMC mandates a specific software path. What matters to the intended user is a credible, USPAP-compliant report that meets the assignment’s delivery requirements.
- Do not equate software automation with appraisal conclusions. Autofill, image labeling, and E&O checkers can reduce clerical error; they do not select comps or sign the certification for the appraiser.

- Confirm intended use: GSE mortgage / UCDP versus private USPAP assignment
- Confirm expected delivery: UAD 3.6 URAR PDF/dataset versus narrative or other private format
- Read the engagement letter for 2.6 vs 3.6 during the 2026 transition
- Expect different section layout than legacy 1004 PDFs on UAD 3.6 reports
- Remember assessed value and NY/CT tax rolls are outside UAD software rules

Aivre and TOTAL are delivery tools for a changing GSE data standard. For owners and attorneys, the practical questions are assignment type, required format, and whether the report in hand matches the intended use — not which vendor logo appears in the workfile. For GSE-bound mortgage appraisals, UAD 3.6 readiness matters on the November 2, 2026 UCDP clock. For private work, USPAP and the engagement letter still control.
